Building on Hilton Head Island
Most homes on the island sit inside private communities such as Sea Pines, Palmetto Dunes, Hilton Head Plantation, Wexford, Long Cove, Shipyard, Port Royal and Indigo Run. Each has its own Architectural Review Board that approves plans, materials, colors and landscaping before the Town of Hilton Head Island will issue a building permit. Flood zones and elevation
Much of the island lies in a FEMA special flood hazard area.
