Building in Bluffton
Bluffton’s luxury homes are concentrated in private communities such as Palmetto Bluff, Belfair, Colleton River, Berkeley Hall, Moss Creek and Hampton Hall, each with its own design guidelines and review board. Depending on the address, permits come from the Town of Bluffton or Beaufort County, and homes in Old Town Bluffton’s historic district go through additional design review. We confirm the jurisdiction and approval path for your lot before design begins.
Marsh, river and flood considerations
Many Bluffton lots border tidal marsh or the May River. Buffers, tree protection and flood-zone elevation requirements can shape where a house can sit and how it is built, so we review the site with you before plans are drawn.
